By making a reservation and payment for this property, you consent to receiving text message communications from Bear Mountain Property Management LLC regarding your travel arrangements.
Check-in is at 4 PM or later, and check-out is by 10 AM. Early check-in is subject to availability and is typically confirmed on the morning of arrival, based on the cleaning schedule.
Units are to be occupied only by registered adult guests. If more guests than those listed on the reservation are found, eviction may occur without a refund.
Please refrain from using bath bombs, oatmeal scrubs, bubble baths, or similar products in the jacuzzi. A $100 cleaning fee will be applied if any evidence of these items is found.
Renters must be 23 or older. No parties or events are allowed. If we receive a noise complaint, you may be asked to vacate the premises without a refund.
Pool Information (for Tradewinds Registered Guests Only):
The pool is open from Memorial Day through Labor Day, 10 AM to 8 PM. Swim at your own risk. This is an adults-only property; children are not permitted in the pool area at any time.
Cancellation policy: Payment is due in full at booking, guaranteeing the reservation, unless more than 60 days out, then 50% due at booking and a request for remainder will be sent and due at 31 days before check-in. Reservations are 100% refundable (minus cc processing fee) if cancelled greater than 30 days before arrival. Reservations are 50% refundable if cancelled less than 30 days but more than 14 days. Reservations are not refundable if cancelled less than 14 days before arrival.
No Pets allowed – we will ask you to leave and a $200 fee may be applied
The units are non-smoking, if smoked in a $200 damage fee will be applied to credit card.
Please do not leave wet towels on wood floors in bathroom, hang on shower please.
Do not vacate unit with a fire going in the fireplace (if applicable).
No fires outside of units.
Accident Waiver – Release from Liability and Damage:
GUEST, FAMILY OF GUEST, ADDITIONAL INVITEES OF GUEST, AND VISITORS OF GUEST,
HEREBY ASSUME ALL OF THE RISKS ASSOCIATED WITH THIS PROPERTY, including by way of example and not limitation, any risks that may arise from negligence or carelessness on the part of the persons or entities being released, from dangerous or defective equipment or property owned, maintained, or controlled by them, or because of their possible liability without fault. Furthermore, Guest commits that he/she will obtain affirmation of acceptance of this Accident Waiver and Release from Liability and Damage from all parties entering the Property, including invitees and visitors. Any Guest, additional invitees, or visitors of guests who do not accept this waiver will not be allowed on Property. Guest accepts the responsibility of enforcing this provision. Hence, in consideration of rental of this Property, the Guest hereby takes action for all parties as follows:
(A) FINAL PAYMENT OF THE RENTAL AMOUNT FOR THIS PROPERTY CONFIRMS THAT THE GUEST, AND ALL ASSOCIATED PERSONS, WAIVE, RELEASE, AND DISCHARGE FROM ANY AND ALL LIABILITY; including but not limited to, liability arising from the negligence or fault of Bear Mountain Property Management and the Property Owner, for each individuals death, disability, personal injury, property damage, property theft, or detrimental actions of any kind which may occur.
(B) INDEMNIFY, HOLD HARMLESS, AND PROMISE NOT TO SUE Bear Mountain Property Management and/or the Property Owner from any and all liabilities or claims made as a result of rental of this Property, whether caused by the negligence of release or otherwise.
Guest acknowledges that activity on this Property carries with it the potential for injury, and property loss.
The risks include, but are not limited to, those caused by terrain, facilities, temperature, weather, equipment, and actions of other people. The Accident Waiver and Release of Liability shall be construed broadly to provide a release and waiver to the maximum extent permissible under applicable law.
BY CONFIRMING THIS RESERVATION WITH PAYMENT, GUEST(S) CERTIFY AND CONFIRM RECEIPT OF THIS ACCIDENT WAIVER AND COMITT TO BE BOUND BY THIS AGREEMENT.GUEST(S) AGREE TO A RELEASE OF ALL LIABILITY.
